Apartments, Strata and Low Ground
A suburb that lives in flats
At the last census, units and apartments made up 99.2 per cent of homes here, with the average household at 1.7 people, so the typical job is a compact tank in a plant cupboard or balcony recess, not a cylinder in a backyard.
First-generation cylinders finishing together
The riverside blocks that went up from 2001, on the old gasworks and wharf sites, have reached the age where their original tanks fail one after another, and a swap inside a finished, strata-run building means lift bookings and notice before the work day.
Low, wet ground
Breakfast Creek covered the streets west of Breakfast Creek Road in January 2011, so any outdoor unit needs a spot clear of the overland flow paths, and any digging can meet groundwater sitting over acid sulfate soils.
Repairs, Replacements and Installs
Bowen Hills Hot Water Services runs the full set of hot water jobs in these buildings, each one priced before it begins:
- Hot water repairs: faults with elements, valves and pilots, brought up through the lift and fixed in one visit where the parts allow.
- No hot water: the safe checks to run at the unit first, from the safety switch to the isolation valves, before anyone books a plumber.
- Hot water replacement: a like-for-like cylinder swap when the tank rusts through, sized for one and two-person households.
- Hot water installation: a new system for a renovation or a first fit-out, with body corporate notice handled early.
- Gas hot water: storage units and continuous flow units where the building has a gas line with capacity behind it.
- Electric hot water: element and thermostat tanks, which often heat overnight on a controlled supply.

Frequently Asked Questions
Call (07) 3523 1856Can a tank be swapped inside a Newstead tower?
Yes, and the building manager usually wants notice, so we arrange the approvals and the lift time before the day, and the old cylinder comes down through the shared areas with our crew.
Does Urban Utilities play any part in a Newstead job?
Rarely, because their pipes finish at your meter, and only work that moves the connection point itself touches their side; the rest of the job stays between you and us.
Do the 2001-era riverside blocks tend to fail together?
They can, because buildings of one program share one tank model, so when a cylinder goes in a block near the gasworks precinct its neighbours on the stack are worth checking too.
Does a gas heater on a Newstead balcony need a flue?
Yes, the flue has to finish in open air clear of windows and openings, and we trace that route at the first visit because it settles where the unit can hang.
Is a heat pump realistic in a Newstead unit?
Sometimes, because a heat pump draws warmth from open air and wants a spot away from bedroom windows, so a ventilated balcony or plant deck can work if the noise is checked first.
How do I book a hot water job in Newstead?
Ring (07) 3523 1856 or send the form with your system type, where it sits and the symptoms, and Bowen Hills Hot Water Services locks in a visit and quotes the work in full before we start.
